Johnson & Johnson has selected Jacksonville’s Airport Commerce Center for new distribution operations, strengthening the development’s position as a major logistics hub and supporting broader investment and economic growth across Northeast Florida
Suddath Development Group (SDG) has announced a significant milestone in the development of Jacksonville’s Airport Commerce Center (ACC), revealing that Johnson & Johnson has selected the site for its distribution operations as part of the healthcare giant’s recently announced $1 billion expansion initiative in Jacksonville.
The decision further reinforces the strategic importance of the Airport Commerce Center, a large-scale industrial and logistics development designed to serve the evolving needs of supply chain, distribution, and fulfillment operations across the southeastern United States.
“We are excited about this continued expansion and investment in Northeast Florida with a state-of-the-art distribution center at our ACC site,” said Steve Suddath, principal shareholder of Suddath Development Group.
Johnson & Johnson becomes the second anchor tenant for the ambitious development, joining NXTPoint Logistics, a subsidiary of The Suddath Companies. Earlier plans for the project included the construction of a 550,000-square-foot distribution facility to support NXTPoint Logistics’ regional growth strategy, highlighting the site’s growing appeal among major logistics and distribution operators.
Located adjacent to Jacksonville International Airport, Airport Commerce Center is being developed as a premier Class A industrial park capable of supporting approximately three million square feet of industrial space upon completion. The project is designed to accommodate large-scale logistics, warehousing, distribution, and advanced fulfillment operations, making it one of the region’s most significant industrial developments.
The vision for the development extends beyond simply providing warehouse space. Suddath Development Group aims to create a modern logistics ecosystem that leverages Jacksonville’s transportation infrastructure and strategic geographic location. The development will include multiple state-of-the-art facilities capable of supporting the increasingly sophisticated requirements of modern supply chains.
According to company executives, location played a decisive role in the project’s planning and long-term strategy. The Airport Commerce Center offers direct access to several critical transportation assets, providing tenants with multimodal connectivity that is increasingly valued by manufacturers, retailers, and logistics providers.
“We are excited to see our vision for ACC take shape,” said Evan Walton, Vice President of Real Estate for Suddath Development Group. “SDG strategically selected the project’s location due to its proximity to Jacksonville International Airport, JAXPORT, three major railroads, and convenient access to I-95, I-295, and I-10.”
This transportation network creates significant advantages for companies seeking efficient distribution and fulfillment capabilities. Access to air cargo services, maritime shipping routes, rail transportation, and major interstate highways enables businesses to optimize supply chain performance while reaching customers throughout the Southeast and beyond.
Even with the commitments already secured, substantial development opportunities remain within the project. Approximately 1.3 million square feet of industrial space remains available for future tenants, providing room for continued expansion as demand for logistics and distribution facilities grows.
Walton noted that the company remains focused on attracting additional strategic customers to complete the build-out of the site. The continued influx of corporate investment into Northeast Florida has created strong momentum for industrial real estate development, with Jacksonville increasingly emerging as a preferred location for regional and national distribution operations.
The Airport Commerce Center represents a significant private-sector investment in the region and aligns with broader economic development efforts aimed at strengthening Jacksonville’s position as a logistics and commerce hub. The city’s strategic location, growing population, transportation infrastructure, and business-friendly environment have contributed to rising interest from companies seeking to establish or expand their operations in the area.
For Johnson & Johnson, the selection of Airport Commerce Center supports its broader investment strategy in Jacksonville while providing access to a location capable of supporting long-term distribution and supply chain requirements. The company’s commitment also serves as a strong endorsement of the development’s strategic value and future potential.
Suddath Development Group currently owns and manages approximately two million square feet of industrial properties across the Mid-Atlantic, Southeast, and Southwest United States. In addition to its existing portfolio, the company has acquired more than 200 acres at the Airport Commerce Center site, positioning it to play a significant role in the future growth of Jacksonville’s industrial and logistics landscape.
As construction progresses and additional tenants are secured, Airport Commerce Center is expected to become one of Northeast Florida’s premier industrial destinations, supporting economic growth, job creation, and expanded logistics capabilities for years to come.
