Singapore’s Property Market Gets a Direct-to-Owner Makeover as Propely Cuts Out the Agent

Singapore’s property market is getting a new digital proposition: what if buying or selling a condominium did not have to involve an agent?

That is the premise behind Propely, a Singapore-based property marketplace that has launched a platform connecting verified condo owners directly with verified buyers, without agents or commissions. The company is positioning the model as a simpler, more transparent alternative to the traditional property transaction process.

The idea comes at a time when Singapore’s private residential market continues to generate significant transaction volumes. According to data from the Urban Redevelopment Authority, the country recorded 14,622 private condominium resale transactions in 2025, followed by another 7,038 transactions in the first half of 2026.

For sellers, the traditional process can also represent a substantial expense. On a S$2 million condominium, agent commissions can reach around S$40,000. Propely’s model removes that commission from the equation by allowing owners and buyers to connect and negotiate directly.

“Transacting property in Singapore is a long-drawn and expensive process, where sellers and buyers have little autonomy,” says Vidhi A, Co-Founder and CEO of Propely. “We believe people should be empowered to transact property directly, with a transparent process that’s aligned to the needs of both sellers and buyers.”

Challenging the Traditional Property Model

Propely is more than simply another property listing portal. Its proposition is built around removing the intermediary from the transaction itself.

Owners can list their condominiums on the platform without paying a listing fee, while buyers can search verified properties directly. Once connected, the two parties remain in control of the negotiation and transaction.

The company argues that changing technology has made the traditional intermediary model less essential. Buyers already research neighbourhoods, compare prices and evaluate properties independently, while sellers increasingly have access to information that was once primarily controlled by agents.

Propely combines this shift with identity and ownership verification, online listings and digital tools designed to make the process easier to navigate.

The platform also extends beyond the initial property search. Buyers and sellers can access connections to conveyancing lawyers, home-loan providers, interior designers, utility companies and moving services. Its online calculators cover areas including Additional Buyer’s Stamp Duty, Buyer’s and Seller’s Stamp Duty, Total Debt Servicing Ratio, affordability and estimated net proceeds.

Propely says it also works with leading Singapore banks and passes more than S$1,000 in home-loan benefits to customers.

Technology as the Enabler

The company’s founders believe the opportunity lies not in simply digitising the existing property process, but in redesigning it.

“The process itself needed a redesign,” says Pankaj S. A., who co-founded Propely with Vidhi. “We built connection, verification, and information for owners and buyers to deal directly, not layered on top of the old structure.”

That philosophy reflects a broader shift across real estate technology. Digital platforms are increasingly moving beyond property discovery towards supporting financing, documentation, professional services and transactions within a single ecosystem.

For Singapore’s property market, Propely’s approach could prove particularly relevant in a sector where high property values make transaction costs significant and buyers are already accustomed to conducting extensive research online.

The company’s founders bring complementary backgrounds to the venture. Vidhi brings experience in marketing and knowledge of Singapore’s property market, while Pankaj has more than 25 years of enterprise architecture experience, including leadership roles at Citi, VMware, Solace and Accenture.

For now, Propely is betting that a verified, owner-direct marketplace can make property transactions more transparent and less expensive.

As real estate increasingly moves from traditional brokerage models towards digital ecosystems, the company’s launch adds another question to the conversation: does every property transaction still need an intermediary?
